will work with the residential designer of your choice
or can make recommendations based on past working
relationships. Either way, the residential designer
and Bellus will meet the family on their lot to evaluate
the topography as well as determine critical tree
locations to take advantage of the natural beauty
of the Hill Country surroundings. The start of creating
a true custom home design begins with the unique terrain
and view orientation of your lot; preserving trees
and taking advantage of views are paramount in the
custom home building process. In combination with
the natural elements, the clients’ personal
style, ideas, and suggestions will guide the final
product. |

Individual consultations with
the builder to clarify design ideas, general finish out
expectations, and cost parameters help us to provide you
with a more accurate cost estimate. Once the final plans
are developed, and the interior and exterior specifications
are completed, we will present a full proposal to you.
The proposal includes the construction price and a detailed
set of specifications. The specifications are a very important
factor in our proposal because this is the part of the
contract which explains in simple terms the items that
are included in the construction price. We know that changes
can occur throughout the building process, and have plans
and procedures to facilitate these additions to your custom
home. |

| During construction, your
home will be closely supervised on a daily basis by an experienced
construction manager to oversee progress, ensure quality,
and prevent costly errors. Although you are welcome to be
on the jobsite as frequently as you would like, we encourage
a guided homeowner inspection at several critical stages
throughout your homes construction. These inspections will
give you the chance to ask specific questions, make changes
if necessary, and see the continuing progress on your home.
